The first showflat to open, and the first Lentor launch that isn't just another tower: around 150 landed homes with full condo facilities, hidden inside a 499-unit project. This precinct has never offered anything like it.

What those landed homes cost next to the regular units hasn't been published. We've worked it out, and one half of this launch is priced better than the other. It's not the half most buyers will queue for.

The biggest launch of 2026, and the one every buyer will visit: three MRT stations within walking distance and Ai Tong inside the 1km priority zone. The crowd is guaranteed. A fair price isn't.

One number tells you whether the price is fair the moment you see it. It's been sitting in public records since the en bloc, and almost nobody at the showflat will have checked it. We did.

The developers here paid more per square foot for their land than the giants behind the year's biggest launch paid for theirs. There are only two explanations, and the brochure won't mention either.

Either they saw something in Lorong Chuan everyone else missed, or buyers will be asked to fund a price this neighbourhood has never supported. The numbers point to one answer, and it decides whether this belongs on your shortlist at all.

The only freehold of the four, the only one within 1km of MGS Primary, and the most expensive by several hundred dollars PSF. Every brochure will rank it against the other three launches on this page. That's the wrong comparison.

Its real rivals launch in the same window, a short drive away, and aren't on this page. That head-to-head decides whether the early Turf City pricing is a discount or a premium in disguise.

What the breakdown covers

  • Side-by-side launch timelines, indicative pricing bands, and unit mixes for all 4 projects.
  • The unpublished price gap between Lentor's landed homes and its regular units, and which half of the launch deserves your queue ticket.
  • The one number that tells you whether Thomson Reserve's price is fair the moment it appears, wherever it lands.
  • The answer on Chuan Grove: what the developers' land bill means for the price you'll be asked to pay, and whether it earns a place on your shortlist.
  • Why Dunearn House is really competing against launches that aren't on this page, and how that freehold head-to-head plays out over 10 and 20 years.

By the time all four have shown their hand, the first two will be mostly sold. See the whole board now.

The showflats open one at a time. Your comparison shouldn't. Answer 2 quick questions so we can tailor it to your situation.
